Cape Fisherman...........they do have the ability to do that but are they giving the same service for that %. That remains to be seen? And you wouldnt obviously know that until you get to the closing table. Then it may be to late.

We are all seeing alot of that, especially in the present market. Mostly its a strategy to garner more market share. Personally, I am of the opinion that you get what you pay for.

And understand that, usually, (at least in SC) the Broker of said company delegates what percentage a property is listed for. An agent normally would have no say in that.

I agree with what Ace said above. You get what you pay for.

My broker will not allow us to put anything less than 2.5% on the street. Assuming 50/50 split, that's 2.5% in house or 5% total.

Agents are welcome to work for free if they want, but they can't make cooperating agents do the same.

No, but buyers can. Bring me a bs offer, first thing I'll say is if I take it, how much are you going to reduce your take? Bring me a good offer with qualified clients, I got no problem paying commision (2/2 for new const and 3/3% for existing is the norm around here). If your broker in charge doesn't like it, then I'd say go find your buyers another house...how much fun is it to a- walk away from a commission (especially in this market) and b- explain to your buyers that even though you have found them their dream house, the seller thinks their offer sucks and you aren't willing to part with any of your money to get them their dream home Let me know how many referrals you get from them...

Realtors are f#$ked in the internet world...that's why your national association is assessing you out the wazoo to buy politicians judges and lawyers to keep the precious MLS system in tact. Realtors have always been perceived as a- an expense and b- something I can do myself. Right or wrong, that's what people think. Until you boys find a way to change that perception, you're screwed.

Before the whining starts, know that my mother is a broker in charge and owns her own firm. I'm a former res builder, no longer thank god, and my step-father is still a res builder, so I've seen every angle of that industry...

Here's two examples-
Buyer calls my cell phone from my sign in front of a spec house that's complete. I tell them where the key is (price is on flier), they go in, have a look, call their realtor. Waiting for her, they call me to ask 100 questions which I gladly answer. Half hour later the realtor calls my mother to get MLS info (dumbass doesn't have her book- this was before the laptop scene), writes an offer and calls to present verbally. I counter, they accept, done deal close in 30 days. $400k house... I pay this twit $8k FOR TWO HOURS WORK! IS THAT FAIR? AND I COULD CARE LESS IF SHE'S SHOWN THEM 1 OR 1000 HOUSES.

My mother works with a couple for a month, over 100 hours looking at houses lots farms whatever. They end up buying a lot and her commission is a whopping $1600. At least I built their house but IS THAT FAIR? 100 hours, cell phone, gas, etc for $1600 before taxes???

Real estate is a cut-throart industry, like construction, where at the end of the day the dollar trumps ethics and policy. If your broker says you're not accepting less than 2.5%, more power to him...what if I want a $20,000,000 spread? Think he'd balk at .5% policy for his cut of that commission? I wouldn't if I were him and tell you to stf if you griped...in fact, I'd cut your take to make up for it

Haulin' and hopin'- that's what every realtor I know is doing right now... hauling tire kickers around and hoping like hell SOMEONE will buy SOMETHING!

I asked a buddy the other day that I distinctly remember whining about how much tax he paid when Clinton was in office if he was happier now that GB is running the show...he's made less in the last 12 months than he paid in income tax that year...GO BUSH!!! (Before you throw me under the bus, I'm an independent and would move to another country before I'd vote for Obamasama)

And God help you in Myrtle Beach- I just had a $2m amenity project get shelved down there thanks to crappy home sales...oh well.

NC FISH..............Lets not group all real estate agents into one ideaology. Personally, I have showed customers houses that had no commission at all.

My fiduciary duty is to the client, if there is a FSBO that they want to see, It is my responsibility to show it to them. Yes, I would ask the FSBO to pay me but that is not a gurantee, and in some cases the client has offered to pay me, so it works out for the best.

If not then ethically I have done the right thing.

Regarding your ammenity project in Myrtle Beach....Sorry for that, our market is slow right now but IMO that is the best time to purchase. High Inventory + Few Buyers= Deals! Deals ! Deals!

Remember this....... Buy Real Estate and Wait, dont Wait to buy Real Estate!!
