I am in the real estate business and I take offense to your statements. Let me say that I am not trying to start any mess, but I am simply trying to explain the facts. It is my fiduciary duty as an agent to find the best home for the customer based on their wants and needs. I always prequalify my clients before showing them anything. It is none of my business what the person makes, what their credit score is, or if they have had a bankruptcy or not. If the lender says that they can get a mortgage, then it is my job to find them the best house that they could afford. If they chose to tell me about their financial situation, then I listen, but it is ultimatey up to the lender to prequalify them. You may or may not know this, but Congress put pressure on the mortgage companies to start making loans to people with questionable credit. The main reason for this is because some people were making a stink about minorities being turned down for loans at a higher percentage compared to non minorities. Additionally, Wall Street was buying securitized loans and a lot of people mad a lot of money. There were also alot of jobs created as a result of the subprime mortgage companies. As competition grew among subprime companies, the loans became a lot riskier. This especially occured in 2006. I know for a fact that there were 100% financing programs out there for people with a 500 beacon score and who were a week out of bankruptcy. If the borrower has never proven that they could pay anything back, what makes you think that they are going to pay a loan off when they don't have any of their money invested in the house. They lose nothing by walking away from the house if they get in trouble. Yes, this really does look like the fault of real estate agents. One of the jobs of a real estate agent is to find qualified buyers a home. If they lender says they qualify up to "x", and the borrower is comfortable with the payment, then who are we to say no, you can't buy this. If you want to blame someone, start with Congress, and then look at the companies that now want the taxpayers to bail them out because they made billions off of the subprime market. A lot of brokerage houses made a ton of money as well. I read an article in the Wall Street Journal that said that some of the brokers at Goldman Sachs made over $20 million last year trading securitized loans. I know for a fact that I didn't make anywhere close to that last year. |

First of all. sorry jimmy was NOT directed towards ALL of you.. second ACE.. i dont care what it was started for.. this is waste of server space and you can take it for what it is i do not care.. you have no value to this forumn and thread. so just back yourself out of it..
I am not one to bicker but i am also not one to step down.. it is someone with the 6-10 million baby boomers coming up that is going to make the market once again SHIT the bed for our upcoming children... It is not going ot be easy.. i am 24 yrs old and i own a home.. The industry is crap.. like jimmy said he only takes people out to what they can afford. well with someone who wants to spend 2200 a month for a house and they get prequal for a 500k mortgage with all seller concession at say 7% which is right around the usual max they can take a 5/1 80/20 and do interest only and get them to 2200... not take someone like yourselves.. you are proclaimed to be realtors/ mr ace the investor.. and you sell them a house knowthing that a reasonable mortgage is 75 dollars on the 10.000 or so.. give or take 25 or so.. depending on rates.... Now on a 500k house the mortgage is going to be realistically around 4000+ with escrows depending on where you reside.. you guys go out and buy them a house with their pre qual letter which i can make in my office or get from any mortgage guy and sell them a house for 500k knowing they are going to tank because they can not afford it.. It is realtors who do not ask financial question who screw people over! it starts on the bottom and works its way up.. that is the way it work.. my realtor knew my situation as he was involved and SHOULD be involved.. now you got someone making X amount of dollars and are happy at 2200 a month and 5 yrs down the line they get bammed and hit with the adjustment and WHAM 5000 with their new 13-17% and all the other BS that goes with it.. I am no dummy and i know my stuff.. you can talk all the investment crap you want with me.. if you made the money ripping people off in other markets you can afford to buy new houses.. but all the people who bought the HOUSES FROM YOU GUYS can not afford to pay for them which overflows the market. YOU CAN THINK WHAT YOU WANT BUT WE WILL NEVER CATCH UP!! NOT A CHANCE IN HELL! AND AS FAR AS WHATEVER THIS THREAD IS FOR OR WHATEVER YOU STARTED WITH BOX.. i am so taken back by these statements......so you are blaming the Real Estate industry for the market as it is now.
SO A CLIENT WALKS IN MY OFFICE AND WANTS TO BUY A HOUSE OR CONDO. HE HAS A SUBSTANTIAL EARNEST MONEY DEPOSIT AND ASK FOR ME TO SHOW HIM SOME PROPERTY. I SHOW HIM A CONDO THAT HE WISHES TO CONTRACT, IN HAND I HAVE A BANK WRITTEN APPROVAL LETTER REGARDING THIS INDIVIDUALS FINANCIAL ABILITY. THE BANK SAYS .........YES......HE CAN AFFORD THAT. SO WE CONTRACT AND CLOSE ON THE PROPERTY THROUGH SAID BANK. NOW.........TWO YEARS LATER THE MARKET GOES SOUTH AND YOU BLAME US FOR THE TANK. I DONT GET IT ?
