I am considering setting up Individual 3rd Party licenesed bonded and secured escrow accounts for my buyers & sellers to give them piece of mind.

What is your opinion on this?

Great idea - it offers protection for the seller, the buyer and you. I'd suggest talking with an attorney to work out a standard contract that sets the specific terms of the deal and
the conditions that must be met.

Some of things to consider are;
- Buyers Conditions that would terminate the deal
- Conditions that the deposit would be given to the seller
- How any necessary repairs are to be funded
- etc...

Try marine secured trust. they seem to do a good job.
