The best thing you could do is finish the house all the way so it shows the best. Buyers will beat you up in this market, it just depends on how quick you want to unload it and at what price. If you price the house right it will sell. Sellers these days still think there house is worth what it was 2 years ago and its not. Its hard for sellers to overcome that there house is not worth what it was a couple years ago. Its all about price point. Bad thing now is alot of sellers have taped there equity out and can't afford to get out of there house. If you can afford it you may want to rent it out and wait for the market to come back up.

When finding a realtor make sure they know the area and know what they are doing. make sure they are doing alot of advertising in the area. A lot of realtors are not advertising alot now do to lack of sales and they can't afford to. You want someone that can get your property out there and reach as many buyers as posible.
